Cost per year of ownership — the only number that matters.

On a 2,400 sq ft Gulf Breeze home, a $15,500 GAF Timberline HDZ install lasting 27 years comes out to $574/year. Hold a $36,000 standing seam metal roof to 50 years — the age Citizens uses for metal, not a lifespan we publish — and it comes out to $720/year.

Shingle is cheaper per year of ownership on most inland homes — but that math moves on coastal lots, where hail and salt cut shingle life closer to 20 years and where metal can document more wind-mitigation categories. Be sceptical of anyone who prints a precise cost-per-year for metal: the figure only works if you accept the lifespan number they chose, and we do not publish one.

Our recommendation: if you're in a Zip directly on the Gulf (32561, 32566, 32563, 32507), run the numbers on metal. If you're 3+ miles inland, shingle is almost always the right call. Metal vs. Shingle — Frequently Asked

GAF Timberline HDZ architectural shingles typically last 25–30 years in this climate — nearer 20 on the water. For metal we deliberately do not publish one number: service life turns on the panel profile, the gauge, the coating and how much salt the roof actually sees, and a single figure quoted as fact is a brochure number. The figure that is written down is an insurance one — Citizens Property Insurance requires documentation that a shingle roof has been replaced once it passes 25 years, and does not ask that of metal, tile, slate, clay or concrete until 50. Metal wins on longevity, at about 2.5–3× the upfront cost.

It can help, but not by itself and not by a fixed amount. Credits come from the wind-mitigation categories a licensed inspector documents on the OIR-B1-1802 form — roof covering, deck attachment, roof-to-wall connection, roof geometry and secondary water resistance — not from the panel material. By some estimates those credits together can cut the wind portion of a premium by up to 30 percent, but that is a ceiling for a fully-qualifying home rather than a typical result, it applies only to the windstorm portion of the bill, and each carrier files its own credit schedule. Modern standing seam metal over proper underlayment and decking is barely louder than a shingle roof — most homeowners say they can't tell the difference. The old 'tin roof in a rainstorm' sound is from bare metal over open rafters, which isn't how any modern roof is built.

Both are built to 150-mph wind ratings — but a rating and a warranty are two different things, and it is worth knowing which one you are being sold. 26-gauge standing seam metal with concealed fasteners is the strongest — it has no exposed nail heads to fail. GAF Timberline HDZ with LayerLock + 6-nail install is built to a 150-mph wind rating, while GAF's limited wind warranty on that install is 130 mph with starter strip at both eaves and rakes. In practice, on a Florida Panhandle home, either will survive a Cat-4 storm if installed correctly.

In coastal Florida markets like Navarre, Gulf Breeze, and Pensacola Beach, a newer standing seam metal roof adds 3–7% to list price versus a shingle roof of the same age. For homes more than 3 miles inland, the resale premium shrinks significantly — buyers there often prefer the traditional look of architectural shingles.

Most Navarre, Gulf Breeze, and Pace HOAs permit standing seam metal in muted colors (charcoal, bronze, weathered copper).
