A properly installed concrete or clay tile roof lasts 50 years or more on the Gulf Coast — often outlasting the home itself. The underlayment is typically the component that needs replacement first (at 25–30 years), not the tiles. When we re-roof a tile system, we commonly salvage and reset the existing tiles over fresh underlayment.
Yes — when installed to current Florida Building Code with mechanical fasteners and foam-adhesive attachment. We install every tile to the Miami-Dade / HVHZ standard even outside the HVHZ zone, which means your roof is rated for the strongest hurricane winds the Panhandle sees.
Both perform well here. Concrete tile is more affordable, heavier, and holds its color well with a factory finish. Clay tile is lighter, naturally fade-resistant, and carries a more traditional Mediterranean look.
