The two profiles carry different factory finishes and we will tell you which one you are buying: standing seam gets a Kynar 500 / PVDF coating, the premium coil chemistry; exposed-fastener panel gets Sherwin-Williams WeatherXL, a silicone-modified polyester. Both are applied to the coil at the mill before the panel is formed, never painted on site, and both go down with stainless or hot-dipped galvanized fasteners spec'd for direct coastal exposure. We do not publish a single lifespan number for metal — the honest answer depends on the panel, the gauge, the coating and how much salt the roof actually sees. What is written down is how insurers treat it: Citizens Property Insurance asks for documentation that a shingle roof has been replaced once it passes 25 years, and does not ask the same question of metal, tile, slate, clay or concrete until 50. No. Modern metal roofs are installed over solid roof decking and synthetic underlayment, which dampens sound. Most homeowners report no noticeable difference in rain noise compared to shingle roofs. Our double-layer underlayment adds an extra sound barrier.

We will not quote you a resale percentage — the figures that circulate are national averages with no Panhandle sample behind them. What we can point to is concrete: on the Gulf Coast a buyer's financing usually hinges on the roof being insurable, and a documented metal roof clears that hurdle for far longer than shingle before a carrier starts asking for replacement paperwork.

Usually we will recommend against it. Re-covering leaves the deck unseen, so nobody can confirm the fastener hold or find soft sheathing — and after Hurricane Michael, Moody's reported significantly more metal roof failures in the Panhandle, attributed partly to metal panels installed on top of old asphalt shingles.
